When most people think about homeowners insurance, they picture coverage for the house, the roof, their belongings, and maybe the garage. But some of the most important, and potentially expensive, parts of your home are actually underground.
Water pipes, sewer lines, electrical wiring, gas lines, and even certain internet or communication lines may run beneath your property. In many cases, the homeowner is responsible for repairing these lines from the house to the point where the utility company’s responsibility begins.
And when something goes wrong underground, the damaged pipe or wire may be only part of the expense.
A contractor may need to locate the problem, dig up part of the yard or driveway, repair the damaged line, and then put everything back together. That can turn what sounds like a simple repair into a costly and disruptive project.
Underground Service/Utility Line Coverage (sometimes called by other names) is designed to help with certain types of physical damage to covered underground piping and wiring. Depending on the insurance company and endorsement, coverage may apply to damage caused by things like wear and tear, corrosion, freezing, mechanical breakdown, tree roots, or accidental damage from digging.
Some endorsements may also help cover excavation costs and limited damage to lawns, landscaping, driveways, or walkways caused by the repair.
Here’s the part many homeowners don’t realize: Underground Utility/Service Line Coverage is usually not automatically included in a standard homeowners policy.
It generally needs to be added via endorsement or included in a broader enhancement bundle. As a result, many homeowners may not have this protection—or may simply assume they do without ever checking.
Like all insurance coverage, there are limits and exclusions. The line usually must serve the home and be owned by the homeowner, or be one for which the homeowner is legally responsible for repair. Coverage limits, deductibles, waiting periods, and covered causes of loss can also vary.
The value of this coverage is fairly simple: it can help protect you from a large, unexpected repair bill involving something that is underground and you probably don’t think about—until there’s a problem.
Contact The Ryan Agencies to find out whether your homeowners policy includes Underground Service Line Coverage. We can also review other valuable enhancements, including Equipment Breakdown, Water Backup, and Identity Theft coverage, as part of helping you find your best insurance value.
Together, let’s build value.
